Construction Services
As general contractors, our attention is firmly focused on building the building. But we see the development as much more than just sticks and bricks. The framework and delivery approach is equally important. At R.A. Nelson, we are well-versed in all types of contract delivery methods, including: General Contracting, CM/GC at Risk, Design Build, Stipulated Sum, GMP (Guaranteed Maximum Price), Construction Management/ Program Management, and IPD (Integrated Project Delivery). Whether building in Vail or Aspen, Breckenridge or Telluride, our construction management approach enhances our projects, enables the work to run smoothly, and gains the approval of all those involved.
The following list of construction services highlights our strengths:
Sustainability/Green Building Practices: Creating and implementing customized, sustainable plans for a low-impact construction site, including material reuse, smart building techniques and recycling across the board. As resort builders, we’re especially conscientious of ensuring that all project goals relating to green building are achieved and the certification requirements are met.
Cost Control: Monitoring, forecasting and managing all aspects of the construction budget. Our construction management techniques keep cost at the forefront of decisions.
Quality Control: Providing field supervision driven to monitor and ensure the project specifications are achieved. On many projects we call in the expertise of 3rd party quality control specialists to conduct inspections on the work we’ve done.
Scheduling: Creating and updating the entire project schedule via critical path software to show what goes where and when.
Safety: Conducting weekly safety meetings and requiring complete program compliance for all subcontractors, consultants and visitors. Our current 2009-2010 modifier of .68 indicates just how diligent our construction site managers are about safety matters, on site and off.
Buyer Change Liaison: Providing a dedicated professional to act as a design liaison for individual owners of multi-family projects seeking additional construction changes to their homes.
Subcontractors: Partnering with pre-qualified, quality subcontractors…every time.
Zero Punchlist: Delivering an authentically defect-free project upon substantial completion.
O&M Manuals: Developing and providing detailed operation and maintenance instructions at project closeout - in digital format, hard copy or both.
